  • Light visible under the door at the floor line. The seal has compressed or torn past the point where it can bridge the gap between door and concrete. In Kent garages with south-facing doors, UV exposure accelerates the stiffening that causes this.
  • Water pooling at the door’s interior edge after rain. The seal’s bulb has flattened or split, and water is wicking under the door. Kent’s wet season from November to April makes this the most common complaint we hear.

If the T-bead is intact and the channel isn’t crimped, you can slide the old seal out and feed a new one through with some silicone spray and patience. Where DIY goes sideways is when the old seal is fused, torn, or the retainer has been hit by a car bumper and bent. That usually ends with the homeowner pulling the whole retainer off the door bottom and then trying to reattach it while the door thunks down on a ladder.
